Designed to provide a simple, streamlined option to homebuyers who don’t want the complexity of designing and custom-building a home, Marsh Walk’s homes will sit on Kiawah Island’s eastern tip among trees bordering marsh, parkland, or both.
The new community’s location within Kiawah’s Ocean Park is a strong point. The strikingly designed homes will flank Marsh House, a gathering place for residents. A microclimate of marsh breezes and a pleasant solar pattern will encourage outdoor living for much of the year, while the homes themselves will blend seamlessly into the natural beauty of the setting.
“The homes will reinvent traditional architecture in a fresh, coastal way that’s connected to the natural environment,” says Mark Permar, an architect and land planning expert who has been involved in the careful development of Kiawah Island for nearly three decades.
Sized up to 3,200 heated square feet, the environmentally low-impact homes will keep living simple. Four distinctive designs by four carefully selected architecture firms—Thomas & Denzinger Architects, Christopher Rose Architects, Cumulus Architecture + Design, and Heather A. Wilson, Architect—will offer a choice between three or four bedrooms plus a swing space.
Described as “updated Southern coastal” in style, each home will feature an open, modern design that takes advantage of the layered views, from parkland to ocean.
Permar notes the designers were careful to strike the right balance between form and function, so that each home is aesthetically beautiful while functioning beautifully. “These homes won’t try to do too much. We won’t just shrink a big house,” says Permar. “Think of an iPod—it’s simple and different, but it performs the same function as a large, complex stereo system.”
Marsh Walk is slated for formal release in February 2016. For more information, contact your Kiawah Island Real Estate sales executive.

The five-bedroom home at 127 Halona Lane has sold.
Notable for the green building techniques used to craft it and the other homes available in Kiawah’s Indigo Park community, developer Candace Dyal believes the home is at the vanguard of a long-term trend.
“As more consumers understand and appreciate the philosophy of environmentally sensitive building, communities will benefit from projects like Indigo Park, where patience and commitment to sustainable, high-quality design principles are paramount,” says Dyal, a green building visionary and owner of New York-based Dyal Compass LLC.
“This is a trend that has spread across America and Europe. We are very excited to be gaining momentum on Kiawah.”
This is the second house sold in Indigo Park. The first closed in December 2014; that home also had stunning views of Bass Pond and the marsh.
Dyal Compass takes pride in developing LEED-inspired residential options it calls “luxury living with a conscience.” The firm’s goal is to design, develop, and deliver properties for clients who value green building practices, environmental awareness, and conservation.
All Indigo Park homes boast maintenance-free design and long-term durability, tucked into a community bordering a marsh rich with beauty and wildlife.
Kiawah Island Real Estate represented the buyer of 127 Halona Lane.
